Window AC Cleaning, Repair and Installation

Window AC units are self-contained and space-efficient, popular in older Hong Kong residences. Find out about cleaning prices, repair inspection, and installation considerations.

When this service is suitable

Window air conditioners house the compressor, condenser and fan in a single chassis fitted into a window frame or wall sleeve. Unlike split systems, no separate outdoor unit is needed, but heat build-up and condenser efficiency are key maintenance concerns. Cleaning has a fixed price schedule; repair and installation are inspection-first, quote-after.

  • Cleaning follows a published price schedule with multi-unit discounts
  • Large units (2.5 HP / over 18,000 BTU) carry a cleaning surcharge — confirm before booking
  • Repair and installation require an on-site assessment; quotes are given after inspection

Cleaning

Window AC cleaning includes disassembling and washing the fan blades, filters and covers, deep-cleaning the cooling coil, and flushing the drain. Service includes a 90-day drip and leak follow-up. A surcharge applies to large window units (over 18,000 BTU / 2.5 HP or more). Kärcher high-temperature steam cleaning is an optional add-on.

  • Disassemble and wash fan blades, filters and covers
  • Deep clean the cooling coil and evaporator
  • High-pressure flush of the drain pipe and drain pan
  • Reassemble, test run, and 90-day drip and leak follow-up
  • Optional Kärcher steam cleaning add-on available

Repair and Fault Inspection

Common window AC issues include weak cooling, unusual noise, water dripping and poor drainage. Repair is inspection-first, quote-after: the technician inspects on-site and explains what was found before any work is confirmed.

  • Weak cooling: rule out dust blockage before checking refrigerant and parts
  • Dripping water: assess drain pipe, installation angle or parts
  • Unusual noise: check unit operation and internal components
  • Low refrigerant: locate and fix the leak first, then top up
  • Repair only proceeds after the fault is confirmed and quoted

Installation and Removal

Window AC installation requires matching the unit to the window or wall opening, securing the bracket safely, and planning drainage. Installation is site-review-first: the technician reviews conditions on-site before proposing an installation plan and price.

  • Confirm frame or wall opening dimensions match the unit
  • Assess bracket installation and structural safety
  • Plan drainage route to maintain a downward slope
  • Check building management rules on exterior modifications
  • Post-installation test run to confirm cooling and drainage

Price and quote factors

  • Unit capacity: window units of 2.5 HP or over (18,000 BTU) carry a cleaning surcharge
  • Installation location: frame or opening size, height and bracket conditions affect complexity
  • Repair scope: fault cause determines the work needed; a quote is only given after on-site inspection

Frequently asked questions

Does window AC cleaning always require disassembly?

The filter can be removed and rinsed by the owner, but the fan blades, cooling coil and drain pan require disassembly. Improper disassembly can damage the aluminium fins, so technician handling is recommended.

Does weak cooling always mean I need to add refrigerant?

Not necessarily. Dust blocking airflow or incorrect settings are the most common causes of poor cooling. Refrigerant does not deplete in normal use in a sealed system — if it is low, there is a leak that should be fixed before topping up.

Does window AC installation require building approval?

It depends on the building management. Some older residential buildings have requirements about exterior alterations. Check with the building management before installation; the technician will also flag any concerns during the site visit.
